What Our Clients Are Saying…

Derek R.

Professional, service and detail oriented team that did a great job for me. Logan was available to work with me, answer my questions, and facilitate the schedule and work with my requests. Samuel spent hours inspecting the property and took the time to explain what his concerns were to me, discuss potential issues, and listen to my concerns. These guys are good at what they do. I will use them on my next inspection.

Mary C.

Great local company! Logan and Sam are very professional and thorough. Logan squeezed me in after another inspector canceled. I am in Real Estate so timing is always a factor. Their report was detailed and extremely thorough. It was new construction so they went above and beyond in their inspection. l will use them in future for all of my clients!

Megan T.

Samuel and his team were amazing to work with! Our home inspection was done quickly and efficiently, and everyone was more than happy to help answer any questions we had. We also received our inspection documents the same day. We highly recommend Treasure Valley Home Inspectors!

Annie A.

Great guys! Logan and Sam saved us from buying a house that needed over $50,000 just in hidden updates, then another $100-150,000 in updates and design features! I’m sad to lose the house, but extremely happy to have received a detailed report so I could price things out!! I will use them again!

What is a home inspection?

At Treasure Valley Home Inspectors, we’re passionate about helping you make informed decisions when it comes to your real estate transaction. A home inspection, as we see it, is your window into the true condition of your property.

A home inspection is a thorough, non-invasive examination of the condition and structure of the accessible areas of a residential property, typically performed by a trained and certified professional known as a home inspector. The primary purpose of a home inspection is to provide a detailed and unbiased assessment of the property’s overall condition, identifying any existing or potential issues, safety concerns, or needed repairs.

Our inspections are not just about checking boxes; they’re about providing you with peace of mind. We go beyond the surface, examining foundations, electrical systems, plumbing, and more, in accordance with the rigorous Standards of Practice set by the International Association of Certified Home Inspectors.

Our mission is to equip you with a detailed report that empowers you to make informed decisions, whether you’re buying, selling, or maintaining your home. We take pride in being your trusted Boise home inspection partner, and our mission is to provide you with a clear, unbiased assessment of the property’s condition. Your house is more than just a building; it’s your home, and our inspections are designed to help you protect it.

What does a home inspection typically cover?

Typically, our thorough home inspections encompass an extensive range of areas and components in a residential property. We check everything we possibly can, provided it is safe and accessible. This includes an assessment of the roof, attic, crawlspace, major mechanical systems like heating, cooling, electrical, plumbing, appliances, as well as the interior and exterior – just to name a few.

We perform all of our inspections in strict accordance with the Standards of Practice set by the International Association of Certified Home Inspectors, ensuring the highest level of professionalism and industry standards. Here is a link to the full Standards of Practice. (

Our goal is not just about ticking off a checklist; it’s about delivering a personalized, in-depth examination tailored to your specific property. We understand each home is unique, and our home inspections reflect that understanding. Whether you’re buying, selling, or maintaining your home, our goal is to equip you with the knowledge you need to make informed decisions, protect your investment, and enjoy the peace of mind that comes with an inspection from Treasure Valley Home Inspectors.

How long does a home inspection usually take?

At Treasure Valley Home Inspectors, we understand the importance of your time and your peace of mind during the home inspection process. We believe in delivering a meticulous inspection, ensuring we cover all aspects of your home. We also use 2 home inspectors on every property. This is something unique to our company and it allows for an even more thorough analysis of your home.

On average, a home inspection with us typically takes around 2 to 3 hours. However, the exact duration can vary based on the size, age, location, and condition of the property being inspected.

Do I need to be present during the inspection?

Our ultimate goal is to make you feel comfortable, confident, and well-informed about the condition of the property, regardless of your physical presence during the inspection. While we always extend a warm welcome to our clients and real estate agents, it’s important to note that your presence during the inspection is not mandatory. If you do wish to attend the inspection, we would be happy to have you! In most cases, our clients and agents find it most efficient to attend the inspection towards the end.

This approach enables our inspectors to fully focus on the inspection and input their findings into their iPads on-site, ensuring a thorough and accurate assessment. It also allows us to gather all the necessary information and insights, so when clients and agents do join us, we can provide a comprehensive review of our findings.

We recognize that our services extend to many different clients, including those who do not wish to be present, who may be out of state, or who cannot attend the inspection for various other reasons. We are well-equipped to cater to those needs.

We typically send the inspection reports via email shortly after completing the inspection, giving clients and agents an opportunity to review the details. If our clients or agents have any questions concerning the findings, we’re happy to set up a convenient time to review the inspection results via phone.

REALTOR NOTE: Our accreditation as members of the Boise Regional Realtors allows us to utilize E-key lockboxes to access homes. All we need for access is the CBS code for the lockbox, or a garage code.

How soon can I expect to receive the inspection report?

We know time is of the essence, especially in real estate transactions, and our commitment is to ensure you have the information you need as quickly as possible. We believe in providing a clear and comprehensive report that empowers you to make informed decisions about your property.

In most cases, you can expect to receive your comprehensive report within just a few hours of inspection completion! We’ve streamlined the process to ensure you have access to critical information as quickly as possible. Our reports are sent to agents and clients via email, and they are accessible online for your convenience. Alternatively, you can choose to save the report as a PDF for your records.

We take pride in the user-friendly design of our reports. They are intended to serve as reference guides for your home. Whether you’re looking for the location of the main water shutoff or need information about the age of your appliances, our reports are invaluable resources you can go back and reference at anytime. They provide you with the knowledge you need not just today but for years to come, ensuring you have essential details about your property at your fingertips.

Are home inspections required when buying a home?

At Treasure Valley Home Inspectors, we want to emphasize that while a home inspection isn’t mandated by law, it’s a decision that has the potential to save you thousands of dollars! Our past clients will tell you – it’s an essential step in protecting your peace of mind and your financial stability.

Our inspections have often revealed unexpected home problems, and this can be a game-changer for many people. In fact, for some of our clients, the findings have been so eye-opening they decided not to proceed with their planned purchase. Instead, they found another property and used our services again, making sure this one met their needs without the costly surprises.

What are some common findings on a home inspection?

Home inspections often uncover costly issues, or other issues that will soon turn into financial burdens for homeowners. Here are some of the common and potentially expensive findings we have found during our detailed inspections:

Roofing Problems: Roof issues like missing or damaged shingles, leaks, or signs of wear and tear can lead to costly repairs or even a full roof replacement.

Electrical Concerns: Faulty wiring, outdated electrical panels, or safety hazards can pose not only a significant financial burden but also safety risks and fire dangers.

Plumbing Issues: Hidden plumbing leaks, corroded pipes, antiquated plumbing practices, broken pipes, poor drainage, and more that can result in water damage, mold growth, and costly plumbing repairs.

Foundation and Structural Problems: Cracks in the foundation, sagging floors, broken or cut joists, water in the crawlspace, mold, pest infestations, structural instability, and even deteriorated foundations! These can necessitate extensive and expensive repairs.

HVAC System Failures: Problems with heating and cooling systems may require costly repairs or system replacements, impacting both comfort and energy efficiency. We’ve found missing ducts, duct work discharging warm and moist air directly into the attic, and systems that are faulty, to name just a few.

Mold and Moisture Damage: Mold infestations often point to underlying moisture issues that, if not addressed promptly, can result in extensive damage and health concerns. We’ve found mold in the air, in the attic, in the crawlspace, and even on the walls. This can not only be a costly repair, but it can also be a major health concern.

Termites and Pest Infestations: Infestations of termites or other pests can cause severe structural damage and are costly to eliminate. Our inspectors have found, on numerous occasions, wood destroying beetles, termite damage, spider infestatinos, bird issues in attics, and even destroyed insulation due to rodent infestations!

Inadequate Insulation and Energy Efficiency: Poor insulation, especially in attics and walls, can lead to high energy bills, requiring costly energy-efficient upgrades. By using our infrared thermal camera, our inspectors are able to see issues behind the walls that would otherwise be invisible to the naked eye. We have found, on numerous occassions, missing insulation in homes! Some of these findings have even been in new construction homes when crews forgot to insulate a room before covering it with sheetrock.

Safety Hazards: Discovering safety hazards like asbestos, lead paint, high radon gas levels, or faulty gas lines can entail expensive abatement or repairs to ensure a safe living environment. We HIGHLY recommend our clients have us test for these environmental concerns.

Again, these are just a few examples of the kind of findings we have uncovered during our home inspections in Boise, and the surrounding Treasure Valley. Your satisfaction and financial well-being are at the forefront of what we do, and we’re here to guide you every step of the way.

Should I get an inspection on a brand new house being constructed?

Many people assume that a new house should be problem-free, but in reality, even new construction projects can have hidden issues. We have seen it time and time again!

At Treasure Valley Home Inspectors, we firmly advocate for home inspections on new builds because it’s during the construction phase that issues can be caught and resolved effectively. One key advantage of inspecting a new build is that the builder is generally more willing to address issues before you move in. Once you’re living in the home, any problems that arise can become part of the builder’s long list of houses needing work. The inconvenience, disruptions, and potential costs can be significant.

Here are some examples of errors we have uncovered during inspections of new construction projects:

Structural Deficiencies: Even in new homes, we have found issues like improperly installed support beams, foundation cracks, or inadequate framing, which can compromise the long-term stability of the home.

Electrical and Plumbing Problems: Wiring errors, plumbing leaks, and improper connections have been identified, which, if not addressed early, can lead to costly repairs and potential safety hazards. We have also found numerous leaks, both in the crawlspace as well as behind the walls.

HVAC Issues: In some cases, heating, ventilation, and air conditioning systems were found to be poorly installed or functioning suboptimally, leading to inefficient heating and cooling, and higher energy bills. On numerous occasions, we have found disconnected ductwork. Some of these ducts have even been discharging directly into the crawlspace or attic, causing mold to grow.

Mold and Moisture Damage: We’ve found mold in the air, in the attic, in the crawlspace, and even on the walls of brand new homes. This can not only be a costly repair, but it can also be a major health concern. If you are interested in adding on our mold testing service, we’re happy to have a local lab analyze the results for potential microbial growth.

Incomplete or Poor Quality Work: This is probably the biggest one we see on new construction homes. This can include issues like unfinished drywall, substandard tiling, missing insulation, and more. Addressing these concerns before move-in ensures that your new home is not just aesthetically appealing but also of high quality.

In essence, having a home inspection during the construction phase is a proactive measure that empowers you to work with the builder to correct any issues while they are still manageable. It safeguards your investment, your time, and your peace of mind, ensuring that you move into a brand new house that truly lives up to your expectations.

What is the cost of a home inspection?

When it comes to the cost of a home inspection at Treasure Valley Home Inspectors, we base our fees on three key factors: the age of the home, its location, and the square footage. To provide you with an accurate and personalized quote, we need to review the address of the home you’re planning to have inspected. Simply send us an email or give us a call and we can get you an exact quote almost instantly.

However, as a starting point, our standard inspections typically begin at $395. Does Idaho regulate the home inspection industry?

Idaho stands as a unique state when it comes to home inspections. Unlike many other states that have stringent licensing and certification requirements for home inspectors, Idaho does not mandate such certifications. The absence of regulatory standards opens the door for individuals who may lack the necessary expertise and qualifications to perform thorough and accurate inspections.

This lack of regulation emphasizes the importance of selecting a reputable and certified home inspection service, like our team at Treasure Valley Home Inspectors. We recognize the significance of professional standards and the need for rigorous training to provide the highest quality service.

Our team is not only certified but also highly experienced, having conducted over 1600 inspections across a variety of properties. This substantial experience equips us to identify even the most subtle issues and hidden concerns within your prospective home.

Our dedication to excellence is not only reflected in our certifications but also in our standing in the community. This widespread approval highlights our commitment to delivering peace of mind and satisfaction to those we serve.
