At Treasure Valley Home Inspectors, we understand the importance of your time and your peace of mind during the home inspection process. This is something unique to our company and it allows for an even more thorough analysis of your home.

 

On average, a home inspection with us typically takes around 2 to 3 hours. However, the exact duration can vary based on the size, age, location, and condition of the property being inspected.

Do I need to be present during the inspection?

Our ultimate goal is to make you feel comfortable, confident, and well-informed about the condition of the property, regardless of your physical presence during the inspection. While we always extend a warm welcome to our clients and real estate agents, it’s important to note that your presence during the inspection is not mandatory. If you do wish to attend the inspection, we would be happy to have you! In most cases, our clients and agents find it most efficient to attend the inspection towards the end.

This approach enables our inspectors to fully focus on the inspection and input their findings into their iPads on-site, ensuring a thorough and accurate assessment. It also allows us to gather all the necessary information and insights, so when clients and agents do join us, we can provide a comprehensive review of our findings.

We recognize that our services extend to many different clients, including those who do not wish to be present, who may be out of state, or who cannot attend the inspection for various other reasons. We are well-equipped to cater to those needs.

We typically send the inspection reports via email shortly after completing the inspection, giving clients and agents an opportunity to review the details. If our clients or agents have any questions concerning the findings, we’re happy to set up a convenient time to review the inspection results via phone.

REALTOR NOTE: Our accreditation as members of the Boise Regional Realtors allows us to utilize E-key lockboxes to access homes. All we need for access is the CBS code for the lockbox, or a garage code.

Our inspectors have found, on numerous occasions, wood destroying beetles, termite damage, spider infestatinos, bird issues in attics, and even destroyed insulation due to rodent infestations!

Inadequate Insulation and Energy Efficiency: Poor insulation, especially in attics and walls, can lead to high energy bills, requiring costly energy-efficient upgrades. By using our infrared thermal camera, our inspectors are able to see issues behind the walls that would otherwise be invisible to the naked eye. We have found, on numerous occassions, missing insulation in homes! Some of these findings have even been in new construction homes when crews forgot to insulate a room before covering it with sheetrock.

Safety Hazards: Discovering safety hazards like asbestos, lead paint, high radon gas levels, or faulty gas lines can entail expensive abatement or repairs to ensure a safe living environment. We HIGHLY recommend our clients have us test for these environmental concerns.
