Regardless of which of our home inspection services you’ve chosen, the process is very similar.

We will reach out to your agent, or the home owner, and determine how we will be able to access the property to conduct the home inspection. Since we have lockbox access, your agent can simply provide us with the lockbox CBS code so we can enter the home. They don’t need to be troubled with showing up to unlock it unless they’d like to stop by and say hello! Your Certified Professional Inspector will arrive and begin the home inspection.

Starting the Inspection

We typically start by inspecting the exterior of the home, including the roof, before making our way into the garage. We will then inspect the mechanical systems of the house before working our way inside the home. After we check the interior, including the plumbing, we make our way down into the crawlspace. One reason why we always check the crawlspace last is to give the plumbing time to drain. If you have any leaks, this allows us a better opportunity to discover them. Finally, we perform our infrared thermal scan of the home to complete the inspection.

During the Inspection

During the inspection we will be using an iPad to document all of our findings as well as other information that will be listed as general knowledge about the home. We compile all the data into an easy-to-read report and will email it to you and your agent as soon as possible. If we have all the information, we can often send the report within an hour of completing the inspection. It will be sent as a PDF document to your email address.

Summary of Findings

We’ve designed our reports to serve as both a resource guide as well as a summary of findings. The first section of the report contains all of the more noteworthy findings from the inspector. This section can be referenced when prioritizing the findings. The rest of the report serves as a guide to document the state of the home on the day of the inspection. This can be an excellent reference tool for you later on. We advise all our clients to thoroughly read the entire report and save it in their files for the future.

We welcome both clients and realtors during the inspection. However, you do not need to be present during the inspection. We perform a lot of home inspections for out-of-state clients and for people who can’t get off work. In these cases, we encourage clients to review the report and then have a phone consultation with the inspector to discuss anything they may have questions about.
